An actionable Nuisance can be any activity that substantially and unreasonably interferes with another person’s use of their land.
Certain types of activities are considered a Nuisance per se according to Nevada statutory law (NRS 40.140).
The elements of nuisance are:
- An intentional act
- Of interference with the use and enjoyment of land
- That is substantial
- And unreasonable
